Set in Buckinghamshire, around 40 miles north-west of London, Hartwell House is a National Trust-owned Grade I-listed stately home turned hotel, with elegant interiors, a spa, afternoon tea, and more than 90 acres of gardens and parkland to explore.

It’s one of those stays where the house itself is very much part of the reason to go, not only for the experience of staying somewhere beautiful and historic, but for the centuries of real and fascinating story behind it.

A Little History of Hartwell House


Part of what makes a stay at Hartwell House feel so special is that it’s not just a hotel, but a house with real royal history behind it.

Built between 1570 and 1617 Hartwell House has ties to William the Conqueror’s family and, most famously, Louis XVIII of France, who lived here in exile with his court from 1809 to 1814. Hartwell’s own history notes that he later signed papers accepting the French crown in the hotel’s very own library before returning to France.

That history reaches beyond the public rooms too. We stayed in the Queen’s Room, linked to Marie Joséphine of Savoy, wife of Louis XVIII, who also lived here during that period and died at Hartwell House in 1810.

Today, the house is one of the National Trust’s three Historic House Hotels.

Why Stay at Hartwell House

Today, all of Hartwell House’s history sits alongside one of the loveliest country house stays within easy reach of London (just over an hour by car, or under an hour by train from London Marylebone to Aylesbury, followed by a short taxi).

Part if not all of the pleasure here is simply spending time in the house itself, from its grand public rooms and drawing rooms to the spa, afternoon tea, and long walks through the grounds—you’ll find very little reason to leave once you arrive.

To start, the bedrooms themselves are where you’ll very much want to spend a lot of your time. Ours, the Queen’s Room, carried its own history, but beyond that, it was simply a beautiful room to relax in—with high ceilings, period character, and all the Regency charm you can imagine.

With 90 acres to explore and dozens of rooms to be explored, one of the best things about Hartwell House is that the property itself is enough to fill the stay beautifully.

Start with a wander through the grounds. The estate sits within over 90 acres of gardens and parkland designed by a contemporary of Capability Brown, and is exactly the kind of place that rewards an unhurried stroll.

If you can, make time for afternoon tea too.

Served in the house, it’s one of those experiences that feels especially well suited to the setting, with finger sandwiches, homemade patisserie, and freshly baked buttermilk scones on offer.

I can imagine the French court, despite exile, would have at least found solace in the divine afternoon tea here.

For dinner, Hartwell’s two AA Rosette restaurant adds another reason to stay in rather than head elsewhere, with seasonal produce served in an elegant setting.

And we can’t forget breakfast…

When you find the time, you can visit their very own spa, fit with a swimming pool, sauna, steam room, gym, and treatments, fabulous for a weekend reset.

And lastly, part of the joy at Hartwell House is simply allowing time to enjoy the public rooms. So often with historic houses, you admire a room from behind a rope and move on; but here, the experience is far more open and welcoming.

You can sit, read, have a tipple and chat in rooms normally reserved for museums and shushed looking from a distance—so really take the time to savour it.
